It depends on how much life is left in the whole system, not just on the leak in front of you: isolated damage on an otherwise sound roof is a repair, while widespread granule loss, leaks in more than one place, soft decking, or a roof near the end of its material life usually means a replacement costs less than the string of repairs that would follow. Our sun and heat age a roof faster than the material rating alone suggests. As a general range: architectural shingles about 20 to 30 years, concrete and clay tile often past 50 although the underlayment beneath the tile gives out well before the tile does, and flat systems about 15 to 25 years depending on the membrane. Ventilation, slope, and installation quality move those numbers more than the brand does.

Sometimes, and often it is the wrong call: California code allows a structure no more than two roof coverings at once, so if you already have two layers, all of it comes off. Going over the top is also ruled out when the existing roof is water soaked or deteriorated, or when it is wood shake, slate, clay, or cement tile. Even where it is allowed it hides the decking, so any rot underneath stays hidden and keeps spreading.

Yes, and most residential reroofs qualify as an express permit, which means no plan check and a far quicker turnaround than a job that needs drawings. Separately, California’s energy code applies once you replace 50% or more of the roof area: the new covering then has to be a cool roof product rated by the Cool Roof Rating Council. We will tell you which of these apply to your roof when we scope it.
