The short answer
If the problem is limited to one area, such as a few missing shingles, a single flashing leak, or a cracked vent seal, a repair usually makes sense. If you’re seeing the same problems all over the roof, leaks keep coming back, or the deck underneath feels soft, it’s usually time to replace.
The honest way to know is to have someone get on the roof and show you photos of what they find.
Signs a repair will do
- A few missing or wind-lifted shingles in one section, with the rest of the roof lying flat and intact.
- One leak with a clear source, such as the flashing around a chimney, skylight, or vent.
- A cracked pipe boot or vent seal. These parts often wear out before the shingles do.
- Minor storm damage limited to one slope.
Small problems caught early are cheap to fix. Left alone, the same leak can soak the decking and turn a simple repair into a much bigger job.
Signs it’s time to replace
- Curling, cracking, or brittle shingles across most of the roof, not just one spot.
- Granules collecting in gutters and downspouts. Shingles shed granules as they age, and bare shingles break down faster.
- Leaks that keep coming back in different places, even after repairs.
- Soft spots or sagging, often a sign of water-damaged decking.
- Stains, dark or rotting wood, or daylight visible in the attic.
When a roof is failing in many places at once, patching becomes a cycle. A full replacement, meaning tear-off, new decking, synthetic underlayment, and a new architectural shingle system with ridge ventilation, starts you over with a sound roof.
